- Creating an Account
The first step to listing a property on HouseAuction is to create an account you can do this by clicking the Login button on the home page or in the sidebar and creating a new account. This will give you access to new features such as your Message Inbox aswell as allow you to create and manage a listing.
- The Seller Dashboard
The Seller Dashboard will contain everything you need to easily and confidently list and manage your property. Allowing you to list, manage, and edit your property.
- Getting Property Ready
We're so thankful you've decided to list with HouseAuction the first step in this journey is to gather the details of your property. This includes sqft, bed, bath, lot size, year built. Take time to gather the details for your property.
- Photography
You can either hire a photographer or do it yourself for this process. Go through your property decide how you want to stage it and how you want it to look for the pictures. Decide what photos you want taken of the property. Look through the photos and decide which ones pass your standard we allow up to 50 images per listing our intuitive photo upload section allows you to easily upload sort and manage your images in the order you want.
- Get Inspection Done
We generally reccomend to get an inspection done ahead of listing the property not only for buyers but also to make the selling process easier as it gives buyers confidence in the property and prevents issues once the auction is finished. You can contact any local inspection company you like they typically do inspections for 100-200$.
- Listing Property
Now you've finally got all the parts together, not to worry listing it is the easy part our user friendly interface makes listing easy and worry free. To list navigate to the create a liting tab in the seller dashboard this will ask for a few details about your property fill out the description how you see fit you have a few choices such as if you want to allow potentional buyers to contact you such as using our Messaging function this protects you without exposing any sensitive information while still being able to anwser nessesary questions.
- Submitting Documents
Now that you have got all the listing details filled out all thats left is the 4 document upload boxes the first is optional allowing you to upload a property flyer or input a video link if you have one the next three are the Disclousure Statement, Listing agreement, and Contract you can click to download the blank file and use your preffered software to fill it out, the Disclousure statement lists known details with your property if the hot water heater works, city or well water ect. The Listing Agreement just allows HouseAuction to list your property for auction, you are still free to remove the listing anytime untill once the auction starts. For the contract you will fill out the sellers half we will keep track of this and once the bidding ends if the winning bid is above your minimum reserve we will work with both sides to deliver the contract to the closing company and make sure closing is a smooth process.
- Following Auction
Congratulations, your property has been sucessfully listed if for any reason you wish to take down the listing you are free to do so untill the bidding starts we have a timer on the listing page showing time to bid that you decided on when you listed the property. You can manage the listing and edit details in the manage listing tab in your Seller Dashboard this allows for quick and easy changes to the listing. You also have the entire HouseAuction team at your disposal if you need any help. Once the timer hits 0 and the bidding starts a 48 hour timer (2 days) apperars to manage bidding time the majority of the bidding will happen once the timer gets close to ending dont worry though we extend the timer by a minute for every bid under a minute making sure you get maximum value for your property.
- Closing Escrow
Congratulations, your property has sold on HouseAuction we aim to make this process as easy as possible you will be assigned a HouseAuction team member aswell as a closing agent to help you with anything you need during closing. We will handle closing documents you will not have to worry about paying any closing or other costs on our platform. Buyers typically get 2 weeks from when the closing company gets the contract till close during this time they are typically allowed to get an inspection of their own to verify property details however they are forbidden from negogiating price once under contract. You can also view any escrow details in the manage escrow tab in your Seller Dashboard or contact your HouseAuction team member with any concerns.
